District Lofts at Garland is a four-story, 44-unit apartment building located next to the historic Garland Theater. Situated within Spokane’s Centers and Corridors zoning, the project thoughtfully responds to the city’s design standards, contributing to a walkable, mixed-use neighborhood with active street frontage. The building features off-set gables to both create interest and reflect back to the adjacent residential neighborhood. A brick base pays homage to the theater materiality; the base pulls back from the floors above to create a more welcoming public realm.
